Our team shops 1,000+ lenders, presents the top 3 offers side-by-side, and advises your client through lender selection and loan closing. We keep you updated at key milestones.

You receive your referral fee at closing
Once the loan closes, we process the referral fee per the agreed terms. Payment is prompt — typically within 5 business days of the closing date.
Common questions
- Is the referral fee structure RESPA-compliant?
- Yes. Our referral arrangements are structured to comply with RESPA Section 8. We work with counsel to ensure that any referral fee is for actual referral services only and is not tied to loan terms. We'll review the structure with you before you refer a single client.
- Do you have a minimum referral volume requirement?
- No. We're happy to work with partners who refer one deal a year as well as those who refer multiple per month. We don't have tier-based fee structures that penalize low-volume partners.
- What loan types do you cover?
- All DSCR programs — purchase, rate-and-term refinance, cash-out refinance, no-ratio, interest-only, short-term rental, foreign national, and portfolio/blanket. If your client has an investment property and needs non-QM financing, we can almost certainly help.
- Will you compete with me for my client's other financial needs?
- Never. DSCR Authority does not offer real estate brokerage, tax advice, legal services, or financial planning. We do one thing — match investors with DSCR lenders. Your client relationship is yours.
- How fast does the matching process move?
- Typical turnaround from referral to top 3 lender offers is same business day for standard scenarios. Complex deals (foreign national, condotel, sub-1.0 DSCR) may take 24-48 hours to structure.
