Editorial Standards
DSCR Authority exists because every other DSCR "best lenders" page in search results is written by a lender who ranks themselves #1. We built this site to be the trustworthy alternative. These are the rules that govern how we publish.
Editorial independence
DSCR Authority is not a lender. We do not originate loans. We earn referral compensation when a matched borrower closes with a partner lender, and we disclose that openly on every page. Compensation from partners does not influence:
- Our comparison tables or lender rankings (we don't rank — we present data).
- Our rate tables (we report indicative market rates from multiple sources, not a single partner).
- Our editorial judgments about when a product is or isn't right for a borrower.
- Which lenders we match a borrower with (we match based on borrower fit, not payout).
Data sources & verification
Lender data (funded volume, state coverage, minimum DSCR, minimum FICO, maximum LTV, loan size, specialty programs) is manually verified from public lender sources at least monthly. Where lender disclosure is incomplete, we mark fields N/A rather than estimate.
Rate tables are updated weekly on Monday mornings based on blended indicative pricing across our lender network. Rates are not quotes and are not a commitment to lend. Any borrower's final rate depends on a complete underwriting review.
State-specific content (property tax rates, foreclosure type and timeline, eviction rules, rent control, PPP restrictions) is verified against state statute, recent case law, and current enforcement practice. If you spot an error, email editorial@dscrauthority.com and we'll verify and correct within five business days.
Author & review process
Every guide is written by a DSCR-focused editorial team member and reviewed by a licensed loan professional (where loan-process content) or a relevant subject-matter expert (for tax, entity, or 1031 content). Reviewer names appear in the byline.
Disclosures on every page
Our footer carries full regulatory and editorial disclosures on every page. DSCR loans are business-purpose loans and are not subject to consumer mortgage regulations like TILA/RESPA. Nothing on this site constitutes loan commitments, tax advice, or legal advice.
Corrections policy
When we get something wrong, we fix it with a visible "Updated" date on the page and, for material corrections, a correction note at the bottom of the article explaining what changed and when. We never silently rewrite history.
Partnerships & how we get paid
When a borrower submits our matching form, their information is shared with 2–3 licensed lender partners whose programs fit the borrower's scenario. If the borrower chooses a partner lender and closes, that lender pays DSCR Authority a referral fee. Borrowers pay us nothing. Rates quoted to borrowers are the same rates they would receive applying direct — we do not mark up lender pricing.
