Every "best DSCR lenders" article ranking in Google today was written by a lender who ranks themselves #1. Forum threads about DSCR are dominated by posters with commission-tied agendas. Calculators ask for your email before showing results. DSCR Authority exists because the DSCR investor deserves better.
Our thesis
DSCR lending is a $2B+/month origination market with 47,000+ monthly searches for the head term alone. It is the most important financing product for real-estate investors. And yet the content landscape is dominated by lender-operated sites that can't tell you the truth about when their product isn't the right answer.
We built DSCR Authority to fill that gap: genuinely neutral editorial on every DSCR topic, interactive calculators that don't email-wall you, and a matching engine that shops 40+ national DSCR programs to find the right lender — not the one paying us most.
What neutrality actually means
We are paid on referral when a matched borrower closes. That's disclosed on every page. But three practices keep us honest:
- We don't rank lenders. Our lender comparison table is alphabetical with raw, verified data. No "top picks," no "best for X" editorial plants. Readers decide.
- Matching is based on fit, not payout. A first-time Florida SFR investor at 1.10 DSCR and 720 FICO gets matched with lenders whose programs suit that profile — regardless of whether they pay the highest or lowest fee.
- Editorial disagrees with partners publicly. Our guides call out when a DSCR loan is the wrong answer, name the products (hard money, conventional, bank statement) that win those scenarios, and link to the partners we think are strongest — not the ones paying us most.
